★Why grind & seal

Bare concrete,done better

Grinding removes the worn top layer of your concrete — old coatings, glue, paint, stains, and surface damage — and leaves a smooth, even surface. A sealer then locks it in, protecting the slab from water, oil, and everyday wear.

It’s a cost-effective way to get a clean, modern-looking floor without a full coating system, and it’s easy to keep clean with a broom and a damp mop.

★Know your options

Grind & seal options

We match the grind and the sealer to how you use the space. Here are the most common options:

01Most popular
Grind & Penetrating Sealer
The concrete is ground smooth and treated with a penetrating sealer that soaks in to block water, oil, and stains. A natural look with no film on the surface — a great choice for garages and shops.
02Added shine
Grind & Topcoat Sealer
A film-forming sealer adds a satin or gloss finish and makes the floor even easier to wipe clean. We can add a non-slip additive for areas that get wet.
03Showroom finish
Grind, Densify & Polish
A densifier hardens the surface, then finer grinding passes bring up a polished sheen. Ideal for retail spaces, offices, and modern homes that want a sleek look.

Not sure which one fits your space? We’ll look at your concrete and recommend the right option — no pressure.

★Grind levels

How deepwe grind

The depth of the grind decides how much of the stone in your concrete shows through. A light grind keeps the smooth top “cream,” a medium grind reveals fine sand and small stones, and a deep grind exposes the larger stones for a terrazzo-like look.

Every slab is different, so we test a small area first and show you the result before we grind the whole floor.

★The process

Our grind & seal process

Here is what to expect on your project:

01
Clear the space and inspect the concrete for cracks, stains, and old coatings.
02
Grind the surface with diamond tooling to remove old coatings and even out the slab.
03
Repair cracks, chips, and holes so the floor is smooth.
04
Vacuum up the dust and clean the floor.
05
Apply the first coat of sealer.
06
Apply a second coat for full, even protection.
07
Let the sealer cure before walking or driving on the floor.
